One token cannot be
the deed, the flat
and the city loan.

A land record, money for a flat that isn't built yet, units in a finished rented building and a city's loan are four different legal jobs. Each has its own officials, rules and waiting times. We keep them apart.

Each one kept as its own record

Figures marked Example are illustrative only. They are not real projects, prices or returns.

The deed: land record

The parcel card points to the official land record. It does not update the government system. The title on the card changes only after the land office records the mutation.

The flat: home booking (RERA)

Booking money sits in milestone escrow under the RERA 70/30 rule. The locked 70% is released only after engineer, architect and CA certificates.
Example: a ₹10,00,000 booking → ₹7,00,000 locked for construction, ₹3,00,000 to the builder.

Rental units: a finished building

Holders own units in the rent from a finished, rented building, paid out through a revenue pool. Escrow money can never fund a finished building.

The city loan: municipal bond

A bond-style series records what was issued, what was repaid and what is still owed.
Example: ₹1,00,000 issued, ₹25,000 repaid, ₹75,000 owed.

Fairness is every door that stays shut

  • A buyer can't certify their own file.
  • A builder can't take the locked 70% before the certificates arrive.
  • Escrow money can't fund a finished building.
  • An unverified holder can't receive a unit.
  • We don't claim faster registration. The official wait stays, and stays visible.
